         operations of 175 apartments at Creekwood Apartments in Jacksonville,
         Florida. This includes but is not limited to strong leadership,
         outstanding customer service, administration, accounts receivable,
         increasing occupancy, decreasing delinquency, resident retention,
         marketing, activity coordinating, maintaining budget, payroll, hiring,,
         training, schedule all vendors, etc.

         of 292 apartments  The community was
         Cross Creek Apartments in Jacksonville, Florida.  The staff size of this community was
         7.   This includes overseeing the
         day to day operations of the community; administration, maintaining
         customer service standards and resident relations; meeting financial goals
         of owners; preparing monthly and quarterly operational reports; reviews
         vendor contracts for competitiveness; insuring all pertinent information
         is entered into MRI for billing and tracking purposes; reconciles
         operating costs; prepares the budget package for property operations;  schedule vendors,  hires, trains, coaches, supervises and
         counsels all on-site employees; works with all members of the staff to
         maintain the property’s curb appeal and maximize exposure and occupancy of
         the community. This community was in receivership when I was hired.  The status of occupancy was 55%.  When the new owners purchased the
         property, the status was 70% occupied.











  • 8/17/2006 – 12/30/2008; Property
    . LOB Property Management 1313 Mandarin Isle, Fort Lauderdale
         Florida 33315 (954-205-1917).  This
         community was Wickshire Apartments in Jacksonville, Florida.  Manage a community of 123 apartments
         & town homes with a staff of 2 employees.  Managed residential properties within
         organization. Prepared leases, administration, bookkeeping functions, such
         as credited rent payments to resident accounts, contracts for services of
         security, maintenance, and groundskeeper personnel.  Purchases supplies and equipment for use
         on property.   Contacts utility
         companies to confirm account set up. 
         Assist with evictions of tenants in compliance with court order and
         directions from attorney and owner. 
         Schedules all vendors such as painters, carpet cleaners &
         carpet installers, house keeping, etc. Strives to give excellent 100%
         customer service!  This community
         was 90%occupied when I was hired. 
         My exiting status was 98% occupied and a waiting list for 3 bedroom




  • 11/1997 – 11/2003- Property
    .; Grady Management Inc. 8630 Fenton Street Suite 625 Silver
         Spring, MD 20910 (800-544-7239); Responsible for day to day operations of
         2 different apartment communities as a Property Manager.  This community was 564 apartments.   I
         lead a team of 12 employees through training and monthly meetings. I built
         an exceptional team to do exceptional work with the same common goals that
         I possessed.  I helped organized the
         annual budget, financial reports, administration, marketing, payroll,
         evaluations, bookkeeping, rent increases, resident retention, schedule
         vendors,  hiring, training and the
         properties overall performance as a real estate asset.  This community had a very high
         delinquency.  In less than 6 months,
         the delinquency went from 40% delinquent to less than 2% delinquent.  The occupancy went from 65% to 90%
         occupied in a 6 month period through daily marketing, etc. 


  • 9/96 to 11/97. Assistant
    ; I was an Assistant Manager also for Grady Mgmt. prior to
         becoming promoted the above position of property manager.   As an Asst. Mgr., I was responsible for
         all monies concerning rents, rent loss, rent control, tenant charges, move-in’s,
         move-out’s,  administration  and basically keeping delinquency below
         2% each month.  I had monthly
         reporting, reconciling with bookkeeper twice a month, etc. This position
         earned me the promotion to Community Manager in less than 2 years! 


  • 9/1995 – 6/1996 Leasing
    - Kay Apartment Communities, 8729 Georgia Avenue Silver
         Spring, MD 20910 (301-589-8045).  My
         responsibilities included leasing apartments at a property of 177
         apartments.  This community was 60%
         occupied.  In less than 30 days, I
         bought the community 90% occupied! 
         This position also entailed Monday morning reporting of marketing
         traffic, administration, maintenance tickets, vacancies and end of the
         month reports.  I assisted with
         marketing strategies, advertising, logging purchase orders, court filings
         and hearings.

         900 Bethesda, MD 20804 (301-951-0500): This property had 133 apartments
         & town homes.  My
         responsibilities included: administration, renting apartments, resident
         retention, rent collection, lease renewals, move-in’s, move-out’s,
         assisting with hiring and all aspects of leasing.
