Myers, Jacksonville, Orlando, Sarasota, and Tampa including equipment, labor, and materials for our commercial concrete.
Purpose of Position:
To continually evaluate project progress ensuring that Safety, Quality, Financial Goals and Schedules are maintained in accordance with company policies, standards, and the project contract.
Schedule each job to be completed in a safe, timely and productive manner as possible to ensure the complete satisfaction of our customers and the goals of the company, with the support of Senior Management.
Knowledge, Skills & Abilities A high level of experience is required, no less than 2 years of combined experience as a Project Superintendent and/or Assistant Project Manager on projects within the Tilt-up, Cast-In-Place or Concrete Construction industry.
Possess superior organizational, supervisory and communication skills.
A self-starter that is a detail oriented, with the ability to complete multiple tasks with consistency and accuracy Must be capable to plan, identify/resolve potential problems and adapt quickly.
Exceptional follow-up skills and required and the candidate must possess the ability to adapt to change.
Communication skills include verbal and written abilities.
Daily use of phone and email is required.
Must have the ability to read/review/understand shop drawings and specification for all phases of construction related to our work.
Computer skills required include the use of MS Word, Excel, Outlook, Timberline Accounting and Estimating, the internet and familiarity with menus driven software.
Must provide Certified Associate in Project Management, ACI Tilt-Up Technician, ACI Concrete Quality Technical Manager, and Leadership training certifications.
Goals:
The Project Manager is responsible for ensuring that the overall safety, quality, productivity, and financial commitments of the project remain consistent with company policies & standards while maintaining project scheduling thru coordination with project Superintendent, other field leadership and Customer.
Responsible for bringing projects from contract review & negotiation through punch list & closeout.
All responsibilities should be completed without the need for heavy senior leadership oversight.
Responsibilities include but are not limited to:
Safety Perform Audits to ensure that Superintendents are adhering to company safety policies.
Ensure that Superintendents perform safety checks & stand downs including, Daily Equipment Inspections, Weekly Safety Trainings (Toolbox Talks) and Daily Job Hazard analysis and are submitting a copy to the appropriate T&T personnel and General Contractor's Superintendent.
Direct and assist Superintendents in the investigation of incidents (vehicle accidents, personal injury, and general liabilities.
) Administer corrective action related to safety violations.
Ensure that proper safety information and equipment is available on site and being utilized.
Supply Project specific T&T Safety Manual and SPS Booklet to General Contractor, on EVERY project.

Quality Ensure that a safe and reliable facility that meets or exceeds customer expectations- built the first time, every time.
Spot-check Superintendents' layouts, overall project dimensions, panel dimensions and any other critical conditions in the field which pose significant risk to safety and/or cost to the project.
Scheduling and Productivity Frequent site visits to be performed to ensure the timely progress of the project per the Contract Documents.
Attend Preconstruction & weekly site meetings with the General Contractor.
Review Specifications, Shop Drawings & Plans.
Properly coordinate contract documents distribution to appropriate Subcontractors/Suppliers for the creation of shop drawings.
Review shop drawings prior to their submission to the General Contractor for approval.
Review returned shop drawings and distributed back to Subcontractors/Suppliers for adjustments/corrections based upon Design Team comments, for timely return of Field Use shop drawings and in accordance with the Contract Schedule.
Additional
Responsibilities:
Continuously follow, track and document submittals, RFI's, shop drawings and plan revisions to assure that the Superintendents have the correct/updated documentation for field use.
Review & Negotiate ALL Contract Document, including Subcontract.
Acquire copy of GC's Owner Contract and review for conditions related to T&T's Contract, for example- Change Order Mockups, Liquidated damages, Schedules, Target Date Bonus', Release of Retainage, Final Acceptance of Work, etc.
Develop an internal project man-loaded schedule with accurate durations and present to Senior Management.
Produce all preconstruction items required for Project Kickoff meeting, including submittals, list of subcontractors and key suppliers, final budget, and schedule if values.
Buy out concrete, reinforcing, shop drawing services, lift/brace supplies to assure all field use shops are secured prior to project mobilization.
Properly writing PO's and Sub-Contracts within our Timberline system.
Lead and direct work of subcontractors based upon project schedule, plans & specifications in conjunction with sub-contract agreements.
Be available for Concrete Placements, helping manage and coordinate this task.
Manage project costs and update Submittals/RFI's /Change Order Logs within Timberline WEEKLY.
Work directly with Superintendent & Finishing Coordinator when scheduling and planning concrete pours.
Update Finishing Schedule on the shared drive prior to 9:
30 am every Wednesday.
Issue all purchases with Purchase Order Numbers, through the Timberline process.
Participate in the Project Closeout process supplying accurate & timely information.
Plan and organize manpower/equipment resources efficiently by pre-surveying, forecasting profit/loss, formulating crew size & type, to minimize conflict and problem resolution prior to project mobilization.
Leadership & Continued Education Continually refinement of skills required to manage through quality leadership and good communication.
Motivate and inspire employees through positive reinforcement and timely feedback on expected safety, quality, and productivity related goals.
Participate in the weekly and project coordination meeting.
Recruit and hire field personnel in a manner consistent with company policies and practices.
Must be available 24/7 when site personnel are on site.
Work with Senior Project Manager in weekly mentorship sessions & mentor Project Engineers g) Frequently attend local ACI, ABC and TCA events.
